In the bathroom renovation sector, it is common for quotes to cover labour only, with tiles and other prime cost items (PC items) left for the homeowner to supply. That makes it hard to compare one quote with another. Our packages are structured so you can see the full scope — works and materials — before you decide. The package price is built around a complete delivery, not labour alone.
What Affects the Price of a Bathroom Renovation
Even with a clear package starting point, several factors shape the final quote for your home.
Room size
Room size matters: a compact powder room is a different scope from a large family bathroom.
Plumbing layout
Whether the existing plumbing layout stays in place or needs to be relocated also affects the work.
Structural changes
Structural changes — such as removing or relocating walls — add engineering and construction steps that a like-for-like refresh does not.
Tile format and layout
Tile format and layout patterns influence labour and material use; large-format tiles, intricate patterns, or feature walls take more care than a straightforward grid.
Site access
Access to the property can slow progress in apartments, terraces, or homes with limited parking and narrow paths.
Building and strata requirements
Building or strata requirements may introduce additional approvals, restricted work hours, or specification rules that need to be factored in before works begin.

What's Not Included
We prefer to be clear about what sits outside the package price, and we confirm the detail with you at consultation rather than leaving it as fine print.
- The Home Building Compensation Fund (HBCF) premium. In NSW, HBCF cover is required for residential building work over $20,000. The premium is payable by the client once the quote has been accepted.
- Conditions that cannot be assessed until walls and floors are opened up. If unforeseen items arise, they are treated as a variation: we issue a new quote, and that work only proceeds once you have accepted it.
- Asbestos removal, if asbestos is found. Assessment and removal are carried out by licensed specialists we subcontract, and the cost is handled as a variation.
- Specific building or strata requirements that go beyond a standard residential renovation — for example, additional documentation or conditions set by an owners corporation. We discuss these with you once we understand your property.
Anything outside the listed package scope is raised with you before it proceeds.
